Property Restoration - by the seaside

Oh I do Like to be Beside the Seaside

Recently Stephen Hodge of Stephen Hodge Associates Ltd has been involved in the restoration of a Listed Grade 2, 200 year old cottage in Polruan, situated on the popular Fowey Estuary in Cornwall.

Polruan has a long history of sea faring and boat building. It is a tranquill village with narrow streets and passageways on steep hills which run towards the quay, similar to most cornish villages!!

The property was in a poor, barely habitable state when purchased following years of poor maintenance and an absent owner.

Transformation

The aim of the restoration project was to sympathetically provide modern family living accommodation, including a loft conversion  while retaining the orginal period features and observe the restrictions of the Grade 2 listing.

Bright Ideas

Stephen provided architectural design ideas and plans liaising with the local authority to obtain both Planning Consent and Listed Buidling Consent to convert the loft space, to create a double bedroom and large family bathroom with built in shower, roll top bath, exposed wooden trusses at ceiling height and exposed brick walls.

The Work

In addition to supplying plans for the redesign Stephen planned and project managed the extensive work required throughout the property, using local tradesmen. This included installation of a new central heating system, new plumbing and sanitary ware, new kitchen, installation of a large dormer window and roof light and decoration throughout.

The project also revealed some unexpected surprises including a traditional cast iron fireplace in the main bedroom which had been sealed over, the original timber flooring hidden under layers of carpet, old panel doors and cupboards and the original double hung timber sash windows. All these period features have been retained following repair, restoration and redecoration.

One of property's assets is it's location just 200 yards or so from the quayside at Polruan, although this location also provided huge challenges in the organisation of deliveries of building materials!

A Room with a View

The property also boasted a large elevated garden which was completely overgrown. We were involved in redesigning and organising a workforce to hard landscape the garden with beach pebbles, old sleepers and a large decked area with outdoor furniture. This now provides a place of relaxation which offers stunning, uninterrupted views across the estuary to the popular seaside town of Fowey.

Putting this Project to Bed

A significant amount of work and planning has gone in to transforming this neglected home into a lovely fresh, modern sea side home with all the modern amenities we now expect to find. It's location on the Fowey  Estuary with  watersports available for the lively, the south west coastal path for those who enjoy dry land and the many Cornish attractions and beaches on the door step, make this a renovation project we feel is worth blowing our own horn about!

Initially purchased as a family home the owner has recently decided to let the property out when not visiting themselves.
